The way we usually work goes as follows: firstly, we would like to define your preferences instead of sending information about the apartments indiscriminately; it is completely normal to be asked about the number of rooms and the preferred location. How can I secure a property?
If you are interested in renting any of the properties, do not hesitate to contact us. A reservation contract will be signed in order to get the property off the market for good.
The sum needed in order to make this booking under your name is the equivalent to one month’s rent. After that, the official contract signing will happen prior the move into your new home.

How do I pay for the booking?
It is not necessary to make the payment at the office in order to make the booking. In case you are not in Budapest, a bank transfer will have the same effect. The flat will be secured for you, guaranteeing the conditions agreed with the landlord.

What is the tenancy agreement?
This is a legal document that states the precise terms and conditions of the tenancy and is designed to protect both you and the landlord. Here at danubioHomes, all of our contracts are signed in a double-column format, both in Hungarian and a different language which both parties (tenant and landlord) understand. Usually, the language used is English.

Will I need to pay a security deposit for the apartment?
Landlords require a tenancy deposit to protect the property against any damage you might cause during your tenancy. They can only charge for any cleaning, damage or issue that goes above normal wear and tear and this will be assessed at the end of your tenancy, with the aid of a detailed inventory and schedule of condition. Similarly, the deposit can be held against non-payment of rent.
Depending on factors such as the apartments or the landlord, this deposit can be either two or three month worth of rent. This amount will be reimbursed at move-out after the property has been checked, its bills paid for, and its conditions are the expected.
What happens if repairs are required?
If you feel there is a problem that needs fixing, an appliance to be repaired or general maintenance work that is due on a property that we manage, you should contact us immediately. We will inform your landlord and, if necessary, call a trusted contractor. You should be aware that if you cause damage, you will usually be required to cover the cost of repairing it.
What are my responsibilities?
By signing a tenancy agreement, you are agreeing to abide by all the terms contained within it. The most common duties you must perform as a tenant are to pay your rent on time, pay household bills without delay, report any damages you notice and maintain the cleanliness of the property.
Can my landlord enter the property
NO. Your landlord and their managing company (in this case danubioHomes) must give you sufficient notice if they wish to enter the property, except in the case of an emergency, such as a burst pipe.
How will I get the keys to the apartment? Hand out protocol
Once the contract has been signed, and the first month has been paid for along with the deposit, an appointment will be set in order to do the move in. During this hand out protocol, not only the keys are handed to the new tenant, but also paramount steps are taken in order to commence the rental. These steps include checking the meters, doing an inventory of all the elements in the apartment together with the tenant, and a detailed explanation of everything that there is to know about the property and the performance of danubioHomes.
How often and in which currency are the payments done?
Both rent and utilities are monthly payments that need to be covered by the 5th of that same month. When it comes to the currency, danubioHomes usually demands an EUR payment by default for the rent, and for the utility bills, in Hungarian Forints, since they are issued in HUF.

Am I responsible for insurance?
You will need to purchase a contents insurance policy to the value of possessions you are bringing into the property. Leaders advise you to have specialist insurance which covers both their own belongings and those of the landlords against accidental damage caused by you.
Can my landlord increase the rent?
Your landlord must enter into a period of negotiations with you and we will be happy to mediate at this time to help find a satisfactory outcome.
When will my tenancy deposit be returned?
Once the flat has passed the control at move-out and the invoices have arrived at our offices, the deposit will be reimbursed. Given the case of damage or issue that goes above normal wear and tear, the corresponding amount will be deducted.
Note: our apartments are newly-built and high standards for the city. Central heating is included in all of our apartments and a mint condition is guaranteed.
How does the moving out work?
Same way as with move-ins, once the contract is over, a meeting will be held in order to have the property inspected and the move-out properly carried out. The protocol includes checking that the appliances are in order and the inventory is equivalent to the revision at move-in. Lastly, the meters will be checked and these figures would be the last determining the latest utility bills to cover.
Can I extend my lease at a property?
Once the initial fixed term has come to an end, it is often possible to renew it so you can continue living at a property. As the term comes into its final months you should talk to us and we can advise on your landlord’s willingness to extend your stay.
The best option is to sign a long term lease.
